A querent was interested in acquiring a new house but was concerned about certain signs of wear observed in the property itself. He asked me to cast a horary chart to assess the situation.

The Ascendant is in Aquarius, so Saturn signifies the querent. Saturn is in the 11th house, in Sagittarius. This shows that the question arises from a genuine desire to pursue a future plan, since the 11th house is related to hopes and projects. But Saturn is always Saturn, cautious, pessimistic and with a doubtful nature. The querent is not secure about the decision.
The 4th house, which signifies the property, is in Taurus, making Venus its significator. Venus is in Virgo, in the 8th house, and in fall, a really weak zodiacal condition. Being in mutable earth, it points to progressive structural problems, to foundations and overall quality of construction. It may point to fine cracks, micro-fractures, accumulated wear, imperfect workmanship, measurement errors, drainage problems, subtle dampness or poorly fitted materials.
Because Virgo is ruled by Mercury, these issues often arise from poor design, miscalculations, defective planning, or faulty supervised work or technical improvisation. The 8th house worsens the situation. In property matters, the 8th house is associated with bathrooms, plumbing, sanitary installations and hidden expenses. It’s a negative house, related to accidents too.
As a side point, I also do not like the condition of the Lord of the 7th house, which is the Sun and signifies the vendor. He is in Libra, in his fall, and also placed in the 8th house, suggesting that he is probably scared and eager to sell this. This indicates a vendor who is in a weak and pressured position, possibly dealing with liabilities. Sun and Venus are both in fall and together in the 8th house, establishing a mutual reception by fall between vendor and property. This connects the seller and the condition of the house very closely and suggests that each is bound up in the other’s weakness, with a tendency to conceal or downplay the underlying problems.
There is also a separating square between Saturn and Venus. This indicates distance and a gradual loss of interest. The querent is already moving away from the house. The lack of meaningful receptions between the planets confirms this, suggesting that the purchase is unlikely to be satisfactory or may not take place at all after my advice.
